How is this different from my general home inspection?
A general home inspector reviews the whole house and gives the roof a brief visual pass, often from the ground or a ladder at the edge. We focus only on the roof system, get onto it where safe, and assess remaining life, flashing, ventilation, and prior repairs in detail. The result is a roofer-level opinion you can take to the negotiating table.
Can you tell me how many years the roof has left?

No one can predict an exact date, but the difference between 'two to three years' and 'fifteen-plus years' changes your offer — and that is what the report makes clear.
