Red flag #2: “we’ll waive your deductible” or “free roof”
Your deductible is your responsibility under your policy. A contractor who offers to eat it — or promises a guaranteed “free roof” — may be inflating the claim or cutting corners, and either can put you on the wrong side of your insurer. Red flag #3: no local roots
Ask where they are based and how long they have worked the area. Out-of-town crews that appear after a storm are often gone before the year is out — and so is your recourse if a problem shows up. A local roofer’s reputation is on the line in your community.
Red flag #4: large upfront payment
Be cautious of anyone demanding a big cash deposit before work begins. Reasonable scheduling deposits exist, but full payment upfront is a classic setup for a crew that never returns.
Red flag #5: no license, insurance, or written scope
Ask for proof of insurance and a detailed, written scope of work. Vague verbal promises and “trust me” pricing are how homeowners end up with unfinished or shoddy roofs.
